Daily deals are all the rage these days, but who knew they also existed in the luxury homes market? We’re seeing big price cuts making headlines, like Le Reve, a $50,000,000 Georgia mansion that was price-chopped until it finally sold for $11,500,000, making it one of the most startling foreclosures in history.

Today we’re featuring a home in Greenwich Connecticut that recently saw $5,200,000 come sliding off its original list price of $18,000,000.  While $12,800,000 isn’t bargain-bin pricing, it does make this stunning home a much better buy than it was at the $18,000,000 price point.

Worth the money? Let’s dig into the details: this home is a pre-war brick Georgian with marvelous wings created for renowned art collectors and overlooks a private lake. Glorious stone walls border the front of this property, and handsome wooden gates open to the driveway, which sweeps into the courtyard and a circle. Magnificent landscaping, open lawns and majestic trees give the feel of back country with a skating, canoeing and fishing lake and true privacy bordered by Land Trust, yet with the unique asset of walking to schools and town. A portico shelters the classic doorway opening into the generous center hall with a curving stairway, banded parquet floors with a lovely patina and a Palladian window. The step-down living room has a fireplace and a columned bow window to the spectacular lake view. The exciting art galleries or entertaining rooms include a step-down, two-story room with a beamed ceiling and a wall of windows to the lake, a family room or gallery with a wet bar and french doors to the terrace, a third room overlooking the center gallery and an office with a cathedral ceiling.

The formal dining room has french doors to the terrace and both it and the library have entrancing lake views, as does the charming casual dining room adjoining the country kitchen with a solarium, a butlers pantry and access to the three-car garage. The master suite has a cathedral ceiling and dazzling lake views, a huge studio, two dressing rooms and two bathrooms. There are five additional bedrooms, including a main-floor guest suite, a large playroom and back stairs, plus a luxurious theater, an exercise room, a sauna and a wine cellar. The beautifully sited heated pool and pool house adjoin the artfully hidden tennis court bordered by a waterfall.

Regis Philbin is making some changes in his life. He’s decided to end his multi-decade tenure on the daytime talkshow that also bears his name, and now he’s also attempting to say “adieu” to the Greenwich, Connecticut home he and his wife Joy have owned for more than 20 years. The Philbin’s own another stately residence just two miles down the road, and now they’re trying to unload this neighboring home.

The home boasts 4 bedrooms, 6.5 bathrooms, a library, tennis courts, outdoor pool, gazebo and more.

This estate was listed in May for $4.195 million, but slashed the price to $3.8 million in an attempt to attract a buyer. This isn’t Regis’ first tango with the Greenwich real estate market. He’s been trying to sell this very home for more than five years. The initial list price on the pad was $5.8 million back in 2008. When no one came knocking, renters took roost in the home. Now, they’re hoping $3.8 million is the sweet spot to offload their beloved home.
