    Beloved TV mom Patricia Heaton has just bought a stunning new estate in Toluca Lakes, CA for $5.4 million. While she’s busy moving into the her new digs, she’s also awaiting the official close of the sale of her Hancock Park estate, which was listed for $8,295,000 and is currently in escrow for an unknown price.

    Heaton’s stunning new home was purchased on March 7, 2013, according to public records. The  5 bed, 7 bath, 7,649 square foot home has a gourmet kitchen, den, library, office and an elevator to get between the two expansive floors. The gorgeous outdoor grounds feature a pool, spa and pool house!

    Heaton is decamping from her bigger and more expensive Los Angeles- area, Elmer Gray-designed pad, which she bought on October 18, 2001 for $4,850,000. That house is about to change hands to a new owner and comes complete with 6 bedroom, 6 bathrooms and 8,398 square feet. She’s sure to make a profit on this one, which is a nice change from ANOTHER real estate transaction she closed on late last year. In October 2012, Heaton got only $865,000 for a 2-bed, 2-bath condo she purchased on March 16, 2007 for $1,145,000.

    Despite her loss, Heaton’s still coming out on top and has a stunning new Toluca Lakes mansion to prove it.

While still in the midst of marital bliss, the former couple purchased the home on January 10, 2003 for $2,250,000.

      Called “Villa Catalunya,” the home features a dramatic entryway adorned with tiles, hand-painted ceilings, an enormous cooks kitchen with inlaid limestone floors and updated features throughout. The gated estate also has a pool and a motor court.
